- Photographs, descriptions and measure a property for a private sale listing with French Properties Direct.
- Present all the required marketing information in the required format.
- Any subsequent changes to the marketing with French Properties Direct as required.
- Check and arrange for all diagnostic information. Arrange inspections as necessary. Including accompanied visits.
- Deal with buyer inquiries.
- Arrange and agree viewings with the vendor.
- Conduct visits, if requested by the vendor.
- Provide feedback from the visits.
- Liaise with the chosen Notaire to assist with facilitating all the required documentation to complete the sale. We do not raise a Compromis de Vente. The Notaire will do this.
- Arrange for a translator if required (third party fee).
- Liaise with any parties required to assist the completion process.
- Arrange for a chimney sweep (third party charge).
- Arrange for fosse septic to be inspected if required.
- Assistance with other processes to assist the completion of a private sale.
Charged at 295 Euros (non-returnable) to cover initial visit, photography, descriptions, measuring, liaising with French Properties Direct and all diagnosticians (as required). Presenting all information in the correct format to French Properties Direct (our marketing partner).
- For large properties the fee will be by agreement dependent on the proposition.
- Floor plans and a video can be provided at an extra charge.
- At the commencement of the conveyancing process an Advance Completion Fee (300 Euros non-returnable) paid towards the facilitation of all completion processes.
- On the day of completion a 1% success fee is payable minus the Initial Fee and the Advance Conveyance Fee.
At the outset the client will choose the appropriate marketing package from French Properties Direct. This is a separate arrangement with French Properties Direct. Packages cost from as little as £15 per month. We recommend the 6 month package as representing excellent value at £250 (275 Euros approximately).
Property net selling price – 200,000 Euros
Success Fee charged (1%) – 2,000 Euros – Includes – 295 Euros (Initial Fee) – 300 Euros (Advance Completion Fee).
Balance at completion = 1,405 Euros.
Marketing cost (6 Months) – 275 Euros
Total fees – 2,275 Euros. Alternative cost via an agent based on a 6% charge = 12,000 Euros

Property Search and – Completion
- Research private, agency and notaire property opportunities in our region in accordance with a client brief.
- Agree a list of prequalified properties with the client.
- Liaise with agents, notaire’s and private individuals to qualify the listing and agree viewings where appropriate.
- Accompany all viewings with the client.
- Assist with any follow up processes to include assistance with completion for the purchase.
Charged at 1% of the agreed price for a property purchased. An initial fee of 400 Euros (non returnable) paid upon engagement. This fee is deducted from the final invoice.
House Doctoring and Other Property Services
Charged at 20 – 25 Euros per hour (dependant on the service) for assignments within a 40km radius of our business address. Additional mileage charged at 40 cents per km.
Buyer Settling in Service
Charged at 500 Euros to assist buying completion process and with all processes to establish utility accounts, assist with administrative processes, check the property once a month (if a second home), assist with sourcing artisans and attend any meetings with artisans and assist processes. The arrangement applies for three months following the completion of the sale.
Peace of Mind Service
Charged at 60 Euros per month or 150 Euros per quarter. Based on a radius of 40km from our business address. Additional distance charged at 40 cents per km.
